What a dripping T&P valve actually means
The temperature and pressure relief valve is the safety device on your water heater. It sits near the top or upper side of the tank, with a small lever and a pipe running down toward the floor.
Its whole job is to open and release water if the tank ever exceeds 150 psi of pressure or 210°F of temperature. If it's dripping, one of those limits got close, or the valve itself is worn out and leaking early.
Here's the mindset that keeps people safe: the valve is not the villain. It's the smoke detector going off. Your job is to find the fire, not disconnect the alarm.
The good news is that most causes are fixable and not wildly expensive. The bad news is that a couple of the causes (a stuck thermostat, a truly overheating tank) are genuine hazards you shouldn't sit on.
The most likely causes, ranked
In the field, the pattern of the drip tells me most of what I need to know before I even pull out a tool.
If it drips only after the burner or element that's thermal expansion or borderline-high pressure. The tank pressure climbs as water heats, trips the valve for a few seconds, then settles down. This is the number one cause you'll see, and people chase it for months by swapping valves.
If it drips constantly regardless of heating, the valve seat is probably worn out and just won't seal anymore. Common on valves past the 5 to 10 year mark.
If the water is scalding hot or the tank is too hot to touch, stop diagnosing and shut it off. That's an overheating problem, and the valve is the last thing standing between you and a dangerous tank.
The trap here is treating the symptom. A new valve on a system running 90 psi will drip again fast. Pressure first, then expansion, then temperature, then the valve itself. That's the order that actually solves it.
