Here's the rule I give friends: if you can undo it, and a mistake only costs you time or a cheap part, do it yourself.
If a mistake could flood the house, start a fire, drop a ceiling, or fail a home inspection, hire a licensed pro.
That covers in most cases of decisions. The other 10 percent is honesty about your own skill and time.
Most homeowners underestimate what they can handle on the easy end and overestimate it on the dangerous end. Both mistakes cost money.

There's a clean dividing line, and it's not about difficulty. It's about consequence.
Plenty of DIY-safe jobs are fiddly and annoying. Plenty of pro-only jobs are mechanically simple. What separates them is what happens when you get it wrong.
Swap a faucet cartridge wrong and you get a drip. Annoying, cheap, reversible. Wire a subpanel wrong and you can energize a metal box that shocks the next person who touches it.
Both take about the same skill. Only one can hurt someone.

Maybe a quote came in high and you're wondering if it's a rip-off. Often it isn't; you're just seeing the true cost of skilled labor plus liability for the first time.

Maybe you already started and hit something ugly. That's the most common call I get, and stopping right there is the smart move, not the embarrassing one.
And sometimes what you're looking at isn't the real problem. A stain, a smell, a crack: those are symptoms. Chasing the symptom and ignoring the cause is how a $400 fix becomes a $2,000 one.

DIY cost is almost always just parts, sometimes a tool rental. Pro cost is parts, labor, overhead, and the value of guaranteed results.
Here's realistic 2026 US framing for common jobs so you can see the spread.
Note the pattern: on small jobs the pro premium is huge in percentage terms but small in dollars. On big jobs the premium buys you safety and a warranty that's worth real money.
- Running toilet rebuild: DIY $15 to $40 in parts. Pro $150 to $350.
- Faucet replacement: DIY $80 to $250 (the faucet). Pro $400–$4000 plus faucet.
- Wax ring / reset toilet: DIY $10 to $25. Pro $400–$4000.
- Replace a light switch or outlet: DIY $3 to $15. Pro $120 to $250.
- Clear a slow drain: DIY $0 to $40 (auger). Pro $150 to $350; add $400–$4000 for a sewer line.
- Patch and paint drywall: DIY $30 to $80. Pro $250 to $600 per repair.
- Water heater replacement: mostly permit-and-pro territory, $1,600 to $2,800 installed for a standard tank.

Money is only part of it. DIY also costs you time, and time on repairs is time you're not doing anything else.
A pro fixes a garbage disposal in 30 minutes. Your first one might eat a Saturday, including two trips to the hardware store (there are always two trips).
There's also the warranty question. When a pro's work fails, they come back. When your work fails, you're back at square one and out the parts.
And there's the confidence dividend. Do a few green-light jobs well and you'll stop paying $400 for things you can now do in half an hour. That compounds over years of owning a home.

Urgency changes the math. A repair you can schedule leisurely gives you time for three quotes or a careful DIY. An active emergency does not.
Some symptoms are patient. A hairline drywall crack that hasn't moved in a year can wait for a rainy weekend.
Others are on a countdown. Anything with moving water, active electrical faults, or a gas smell is a today problem, full stop.
The dangerous middle is slow damage that hides. A small leak inside a wall does nothing dramatic for weeks, then you open the drywall and find black mold and soft framing. Those need attention even though they feel non-urgent.

Winter brings frozen and burst pipes, ice dams, and furnace failures at the worst possible time. A no-heat call in January is emergency pricing.

Call your local building department and describe the job. As a rule, anything that changes structure, adds electrical circuits, moves plumbing, or replaces a water heater or panel usually needs one. Cosmetic work and like-for-like swaps usually don't.

Insurance rarely cares who turned the wrench, but it cares a lot about permits and code. If unpermitted DIY work causes a fire or flood, the insurer can deny the claim. Pull permits for anything that needs one and you're fine.

The repair looks easy in videos. Why do pros charge so much?
