What a pulling ledger means and what to do first
The ledger is the board bolted flat against your house that the deck joists hang off of. It's the single most important connection on the whole structure.
When it pulls away, the deck is losing the grip that holds it to the building. That's not a maintenance item. It's a collapse warning.
So the first move is simple: get everyone off the deck and keep them off. Block the stairs and the space underneath.
Then you can inspect from the ground and figure out why it's happening. The diagnosis is cheap. The fix usually needs a pro because you can't safely work on a deck that's already moving.
If you see a gap wider than about a quarter inch, or fasteners visibly backing out, don't second-guess it. Rope it off and make the call.
Why ledgers pull away
Almost every ledger failure comes down to one of two things: the fasteners were never strong enough, or water rotted the wood they depend on.
The fastener problem is common on decks built before the mid-2000s and on plenty of DIY builds. They used 16d nails to hang the ledger. Nails resist shear okay, but they have almost no withdrawal strength, and a deck constantly pushes and pulls on that connection.
Over a decade or two the nails creep out a fraction at a time. You won't notice until the gap is visible, and by then the connection is running on borrowed time.
The rot problem is sneakier. If nobody installed flashing at the top of the ledger, rain runs straight down between the ledger and the house.
That water rots the house rim joist, the board the ledger bolts into. The ledger's own face can look painted and solid while the wood behind it has turned to mush. Bolts in mush hold nothing.
Then there are the edge cases: too few bolts, lags stripped in soft wood, or a ledger bolted to brick veneer that was never meant to carry structural load. All of them end the same way.
- Nailed ledgers back out slowly under repeated load.
- Missing flashing lets water rot the hidden rim joist.
- Undersized or widely spaced bolts don't meet code loads.
- Lags driven into rotted or overdriven wood lose their bite.
- Ledgers on brick veneer have no real structural anchor.
