What's actually happening when water seeps through the face
Your retaining wall has one job: hold back soil. Behind it, that soil soaks up water like a sponge.
When water can't drain out the bottom, it builds up and pushes against the back of the wall. Engineers call this hydrostatic pressure. It's real force, and it's relentless.
That pressure looks for any escape. It finds mortar joints, hairline cracks, and the tiny pores in the concrete or block. Then it shows up on the face as damp patches, dripping seams, or that white chalky bloom.
So the seepage you see isn't the disease. It's the fever. The disease is water that has nowhere to go.
The good news: the fix is almost always about giving that water an exit, not rebuilding the wall.
The usual suspects, ranked
In the field, the causes stack up in a pretty predictable order.
First is a drain that's given up. Most engineered walls have a perforated pipe at the base wrapped in gravel. Over 10 to 20 years, silt migrates in and packs it solid. The pipe's still there, it just can't move water anymore.
Second is no drain at all. Plenty of walls (especially DIY and budget jobs) got built with soil packed straight against the block. No gravel, no pipe. Those walls seep from day one and get worse every year.
Third is clogged or missing weep holes. Those little openings near the base are the pressure relief valves. When they pack with dirt or somebody paints over them, water backs up.
After that come the wall's own defects (cracks, eroded joints, shifted blocks) and outside water sources dumping onto the soil from above.
Groundwater and springs sit at the bottom of the list. They're real, but rare. You'll know because the wall seeps in dry weather too.
