What rust stains at your flashing actually mean
Flashing is the metal that seals the joints on your roof: around chimneys, along walls, in valleys, and at vents. Its whole job is to route water off the surface instead of into the seams.
When you see rust, the metal is corroding. In an older home that almost always means plain galvanized steel that's outlived its zinc coating.
The stain you see is cosmetic. The real question is how much good metal is left underneath.
Galvanized flashing rusts from the outside in. First the zinc wears off, then the steel oxidizes, then it thins, then it perforates. You're catching it somewhere in that sequence.
The good news: rust stains usually show up well before a leak. That gives you a window to plan instead of react.
Why older-home flashing rusts in the first place
Most homes built before the mid-1990s got plain galvanized flashing because it was cheap and coated steel wasn't standard yet.
That galvanized coating is sacrificial. It corrodes so the steel doesn't, and once it's spent, the steel is on its own.
How fast it goes depends on water exposure. Flashing that dries out quickly can last 40 years. Flashing in a shaded valley that stays wet for days can rust through in 15.
The single most common culprit techs find isn't the flashing sheet at all. It's the fasteners.
Old plain-steel or cheap galvanized nails rust years before the flashing does. Each rusty head leaves a streak, so you get the look of failing flashing when the metal is still fine.
The second big one is mixed metals. Put steel flashing against a copper gutter or an aluminum drip edge and you set up a small battery. The more reactive metal (usually the steel) corrodes fast.
- Stain starts at a fastener head: it's the nail or screw, not the flashing.
- Stain starts along a seam or fold: the flashing joint is failing.
- Stain runs from the metal edge: the sheet itself is thinning.
- One rusty section, rest clean: probably a mismatched past repair.
