What worsening sill plate rot actually means
The sill plate is the horizontal wood member that sits on top of your piers and beams and carries the weight of the walls above. On a pier and beam house it's the connection between your framing and the foundation. When it rots, the load path gets weaker.
Worsening rot means the decay is still active. Somewhere, water is keeping that wood above about 20% moisture content, and decay fungus is eating the cellulose that gives the wood its strength.
Here's the part most homeowners miss: the wood doesn't rot because it's old. It rots because it's wet. Stop the water and the fungus goes dormant. Leave the water and no amount of new lumber will hold up.
So your job breaks into two parts. Find and kill the moisture source, then repair or replace the wood that's already gone. Do them in that order.
Why your sill is rotting
Almost every case traces back to water that has nowhere to go. On pier and beam homes, the sill sits close to the ground and close to the crawlspace air, so it feels every drainage and humidity problem the house has.
Site drainage is the usual culprit. Downspouts that dump right at the base, soil that slopes toward the house, or a crawlspace that sits lower than the yard all push water into the wrong place.
Crawlspace humidity is the quiet second cause. Bare dirt with no vapor barrier can pump gallons of moisture into the air every day, and that damp air condenses on the coolest surfaces, which often includes the sill.
Then there are point leaks. A slow drip from a tub, toilet flange, or supply line lands in one spot for months and rots a concentrated patch fast. If your rot is worst under a bathroom, look up before you look out.
Older homes add one more wrinkle. Many built before the 1970s put wood straight on masonry with no sill seal, so the wood wicks moisture right out of the concrete or block.
