How to diagnose it yourself in an hour

You need three things: a bright flashlight, a long screwdriver or awl, and knee pads. A headlamp beats a handheld because you'll want both hands free.

Get under the house and go straight to the spot below your tape marks. Look up at the joists, then follow them to the beam, then look down at the piers holding that beam.

First check: run your light across the top of every pier in that area. You're hunting for a gap between the pier cap and the underside of the beam. If a business card slides into the gap, that pier isn't carrying load.

Second check: probe the beam with the screwdriver every foot or so, especially the bottom edge. Solid wood stops the tip cold. If it sinks in a quarter inch, you've found rot and this becomes a pro conversation.

Third check: look at the joist ends where they meet the beam. A hanger with popped nails or a joist that's dropped below its neighbors is your culprit for a localized bounce.

Fourth check: look for water. Damp soil, a dripping pipe, or standing water tells you why the wood or footing failed, and it means you fix the water before anything else.

If you find solid wood and a clean gap at one pier, congratulations, you probably have the cheapest version of this problem.

The DIY fix when it's just a gap

If the beam and joists are solid and you found a gap at the pier cap, you can close it with a shim. Use tapered hardwood shims or composite structural shims, never soft pine scraps that'll rot and crush again.

Slide the shim in from one side and tap it snug with a hammer. Snug means the gap is closed and the beam is touching, not that you're lifting the floor. Overdriving a shim can crack drywall upstairs and throw the floor out of plane.

For a loose joist hanger, back out the old nails and reattach with structural screws rated for the hanger, or replace the whole hanger if it's rusted. Don't reuse roofing nails or drywall screws, they're not rated for shear load.
