What missing chimney mortar actually means
If you're looking at gaps, crumbling, or bare spots between the bricks on an older chimney, you're seeing normal aging most of the time.
Mortar is the softest part of the whole assembly. It's supposed to wear before the brick does. Decades of rain, sun, and freeze-thaw slowly chew it out of the joints.
On a home built before 1970, the original mortar was often lime-based and soft by design. Fifty to eighty years later, it's simply reached the end of its life.
So the short answer to why your chimney mortar is missing: age plus water plus a lot of freeze-thaw cycles. That's the boring, common, fixable answer.
The reason to act isn't panic. It's that once joints open up, water gets behind the brick and the damage compounds. Repointing now is cheap. A rebuild later is not.
Why the mortar is disappearing
The number one reason is just time. Water works into the joint, freezes, expands, and flakes off a bit of mortar every winter. Repeat that for 50 years and you get visible gaps.
The second most common cause I run into is a past repair done wrong. Someone smeared modern hard Portland mortar over the old soft joints.
That hard patch doesn't breathe or flex like the original. Moisture gets trapped behind it and blows out the neighboring joints and sometimes the brick faces themselves.
Water entry from the top is another big driver. A cracked crown or a missing rain cap lets water pour straight into the masonry, and the mortar erodes from the top down.
At the base, failed flashing where the chimney meets the roof washes out the lower joints from behind. If your bottom courses are worse than the top, look there.
Structural movement is the least common but most serious. If the footing has settled, you'll see cracks that step diagonally through the brick rather than even erosion.
