What's actually happening
That relief valve on your boiler has one job: dump water before pressure or temperature climbs to a dangerous level. When it drips, it's telling you something upstream is off.
On older homes, the story is usually pressure. The system heats up, water expands, and there's nowhere for the extra volume to go, so the valve does exactly what it was built to do.
The good news: this is one of the more diagnosable boiler problems. Two gauges tell you almost everything you need to know.
Read the pressure gauge cold and hot. If pressure jumps way up when the boiler fires, chase the pressure. If pressure stays normal and it still weeps, the valve itself is worn out.
Why older boilers do this
In a house with a boiler pushing 20, 30, or 40 years old, the expansion tank is my first suspect in most cases.
Here's the chain: water heats and expands. The expansion tank is supposed to swallow that extra volume with a cushion of air behind a rubber bladder. When the bladder fails or the air charge bleeds off, the cushion is gone.
Now the expanding water has nowhere to go. Pressure spikes as the boiler hits 30 psi, and the relief valve dumps. Boiler cools, pressure drops, drip stops. Next cycle, same thing.
The second big cause is the automatic fill valve creeping. It's supposed to hold cold pressure around 12 psi. When it sticks open, it keeps feeding until pressure climbs past the relief setpoint.
Third, the valve itself just wears out. Years of tiny weeps etch the sealing seat until it can't close tight. Once that happens, no amount of pressure fixing will make it reseal. It needs replacing.
- Waterlogged expansion tank: pressure spikes only when heated
- Sticking fill valve: cold pressure creeps up over hours or days
- Worn valve seat: drips even with normal pressure
- Overheating control fault: temperature climbs toward 210 degrees F
- Debris under the seat: intermittent weep, common with old iron pipe
