What's actually leaking and why it's downstairs
A leak at a pressure tank fitting means one of the threaded joints on or near the tank has lost its seal. in most cases it's the tank tee, the fitting cluster screwed into the bottom of the tank.
It shows up downstairs because that's where the tank lives and where water pressure peaks. Every gallon in the house sits on top of that fitting, and the pump cycles the pressure up and down all day.
The good news: this is one of the more DIY-friendly plumbing repairs. If you can shut off a breaker and turn a wrench, you can probably handle a loose joint. The tank tee is designed to come apart.
The catch is knowing whether you've got a simple re-seal or a corroded fitting that needs replacing. Those look similar but need very different fixes.
The usual suspects, ranked
Most pressure tank fitting leaks trace back to the same handful of failures, and they're easy to sort once you know what you're looking at.
A loose or dried-out threaded joint is the top cause. Thread sealant doesn't last forever, and years of pressure cycling slowly backs fittings out. This is the best-case scenario because it's a clean re-seal.
Corrosion is close behind, especially on brass and galvanized parts. If you see green or white crust, the metal itself is weeping and no amount of tape will fix it. That fitting has to come out.
The gauge and the boiler drain both have their own seals and both fail on their own schedule. They're the cheapest parts to swap, often under $15 each.
Then there's the sneaky one: a waterlogged tank. It doesn't leak, but the rapid pump cycling it causes will shake your fittings loose over and over. Check the tank's air charge while you're in there or you'll be doing this again.
