Why do I feel cold air around my double-pane window frame?

What's actually happening when cold air comes in around the frame

Air moves through holes when there's a pressure difference. That's the whole physics of it.

A double-pane window unit is a sealed box. Assuming the glass seal is intact and the sash is latched, air can't come through the middle of the window. So when you feel cold at the perimeter, the air is getting past the boundary between the window and the wall.

There are three planes where that can happen. The joint between the sash and the frame, the joint between the frame and the rough opening, and the joint between the frame and the exterior cladding.

Most homeowners assume the third one because it's the only joint they can see. In typical service work, the second one causes more grief, and it's completely hidden behind interior casing.

Here's why. A window frame is smaller than its rough opening by roughly 1/2 inch on each side so the installer can shim it plumb and square. That void has to be filled with something airtight. Builders in a hurry stuff it with fiberglass scraps, which have essentially zero resistance to airflow.

So you end up with a continuous channel from the wall cavity into your room, hidden under a piece of colonial casing and a bead of latex caulk that cracked in year three.

The fourth possibility isn't a leak at all. Cold glass sheds a downdraft of chilled room air, and that downdraft rolls across the sill and onto the floor. It feels exactly like infiltration and it's why the smoke test matters.

The single most useful diagnostic tool here costs about $3. A stick of incense gives you a visible, slow-moving smoke stream that responds to airflow you can't feel with your hand.

How to tell the causes apart in about 15 minutes

Pick a cold day, ideally windy. Close every window and exterior door, then turn on the kitchen range hood and both bathroom exhaust fans. That depressurizes the house slightly and exaggerates every leak.

Light your incense stick and start at the top corner of the window casing. Move slowly along the joint where the trim meets the drywall, about an inch off the surface.

If the smoke gets pulled into that seam, your shim gap is open. This is the most common finding and it points you inside, behind the trim.

Next, trace the sash. Run the smoke along the meeting rail of a double-hung, or along the interlock of a slider. Movement here means weatherstripping or lock adjustment.

Now hold the stick a couple inches off the center of the glass. If it drops straight down toward the sill without being drawn into any crack, that's convection. Annoying, but not a leak.

Go outside and look at the sealant joint with a flashlight held nearly parallel to the wall. Raking light exposes hairline splits that look fine straight on.

One more check for older homes. Pop the interior stop off one side and shine a light into the cavity. If you can see a hollow shaft running down past the sill, you found a sash weight pocket, and that's a substantial leak on its own.

Write down what you find before you buy anything. A $9 tube of caulk applied to the wrong plane accomplishes nothing except making you think you fixed it.

Doing the repair properly

Start with the free fix. Latch the window, then check the reveal between sash and frame at all four corners. If one corner shows a wider gap, the sash isn't pulling in evenly.

On most double-hungs you can loosen the two screws holding the keeper on the upper sash and slide it 1/16 to 1/8 inch toward the interior. That increases cam pressure and squeezes the weatherstrip harder. It's shocking how often this alone kills the draft.

If the weatherstrip itself is flattened or missing, measure the channel and buy replacement. Bulb-type and leaf-type profiles are sold by the foot at most hardware stores. Adhesive-backed V-seal is a decent universal fallback at around $12 for 17 feet.

For the shim gap, remove interior casing carefully. Score the paint line with a utility knife first, then work a stiff 5-in-1 behind the trim and follow it with a flat bar over a scrap block so you don't crush the drywall.

Pull out whatever fiberglass is in there. Look at the gap width. Anything over about 3/8 inch gets low-expansion window and door foam. Anything narrower gets a bead of sealant or a strip of backer rod pressed in.

Let the foam cure at least an hour, then trim it flush with a serrated knife. Don't leave proud foam under trim or you'll never get the casing to sit flat.

Reinstall the casing, caulk the trim-to-wall joint with paintable acrylic, and touch up paint. That last caulk bead is a real air barrier, not just cosmetics.

On the exterior, cut the old bead out completely rather than caulking over it. New sealant won't bond to chalked, dirty caulk. Wipe the joint with denatured alcohol, install backer rod in wide gaps, and tool the bead with a wet finger for a concave profile.

Use a urethane or silicone-hybrid product rated for 25 percent joint movement. It costs $10 to $16 a tube versus $4 for basic acrylic, and it'll last 15 to 20 years instead of 6.

Leave the bottom exterior joint and every weep hole open. Sealing all four sides traps any water that gets into the frame and sends it into the wall instead of back outside.

What your home's age tells you before you look

Pre-1940 homes with original openings almost always have sash weight pockets. If someone installed double-pane inserts without addressing those cavities, that's your leak, and it dwarfs anything happening at the caulk joint.

Homes from roughly 1950 to 1975 often have windows set in openings with no insulation at all in the shim space. Builders in that era simply didn't think about it. Expect to find bare wood and daylight.

The 1975 to 1995 range is the fiberglass-stuffing era. Insulation went in the gap, but it was loose batt scraps, which stop conduction and pass air. This is the most common thing I pull out of a shim space.

From about 1995 forward, low-expansion window foam became standard practice in decent construction. If your house is newer and still leaks at the perimeter, look harder at the exterior sealant and the nail-fin flashing tape.

Post-2010 homes with air-sealing requirements in code should be tight. A perimeter leak in a house that new is usually an installation defect, and it may still be inside a builder warranty window if the home is under 10 years old.

Brick veneer homes of any era complicate the exterior fix. The joint between window frame and brick mould moves differently than the joint at siding, and it wants a high-movement sealant with proper backer rod.

Stucco is harder still. Cutting out old sealant at a stucco reveal can chip the finish, and stucco cracks around openings are frequently the real water and air path. That's a stucco contractor's call.

When to notice it and when to fix it

You'll notice it in the first cold snap. A 40 degree difference between inside and outside makes leaks that were invisible in October suddenly obvious.

Diagnose in winter, on a windy day, because that's when the driving pressure is highest and the smoke test is most dramatic.

Interior repairs can happen any time. Foaming a shim gap and reinstalling trim doesn't care what the weather's doing.

Exterior sealant is temperature sensitive. Most urethanes want the surface above 40°F to cure properly, and some want 50°F. Check the tube. Applying below spec gives you a bead that skins over and never fully cures.

If you find a bad exterior joint in January, tape a temporary weather barrier over it or run a low-temp-rated sealant, then redo it properly in spring.

Joint width matters seasonally too. Caulk applied in July, when the frame has thermally expanded, ends up stretched thin in January. Late spring or early fall is the ideal window for exterior sealant work.

Shrink film goes up in November and comes off in April. Pull it before the summer sun bakes the adhesive onto your paint.

Short answer: yes, for a season. This is a comfort and energy problem before it's a damage problem.

But there's a real clock running, and it's about moisture rather than air. Indoor air in winter carries far more water vapor than outdoor air. When that vapor rides an air leak into a cold wall cavity, it condenses on the sheathing.

That's how you get mold on the back of OSB and rot in a rough sill without ever seeing a drip. By the time it shows on the drywall, you're into framing repair.

So a draft you first notice in December is fine to fix in March. A draft you've been ignoring for four winters deserves a look behind the trim before you seal anything.

There's one condition that shouldn't wait. If you see any staining, softness, or peeling paint on the interior stool or apron below the window, water is already involved. Investigate now.

The energy math argues for acting too. Window and door perimeter leakage commonly accounts for 10 to 20 percent of a home's total air infiltration. On a leaky older house in a cold climate, sealing them is worth $200–$900 a year.

On combustion safety, if you have a naturally drafting gas water heater in a closet or basement and you tighten the envelope significantly, watch for backdrafting. Signs include a burnt smell near the appliance, rust on the draft hood, or condensation running down the flue.
