What stair-step cracks in brick veneer actually mean
A stair-step crack runs diagonally, jogging along the mortar joints in a staircase pattern instead of splitting straight through the bricks. It takes that path because the mortar is weaker than the brick, so the crack follows the line of least resistance.
When you see this on a basement or foundation wall, the message is almost always the same: something below the brick is moving. The veneer is rigid, the ground isn't, and the brick cracks to relieve the stress.
The good news is that not every stair-step crack is an emergency. Plenty of them are old, stable, and cosmetic. The trick is telling a healed scar from an open wound.
Two numbers decide most of it. Width tells you how much the wall has moved. Whether the crack is offset (one side pushed out past the other) tells you if the wall is shearing, which is the more serious motion.
A crack under 1/8 inch that's flush and hasn't grown is usually a monitor-it situation. A crack over 1/4 inch, or one where you can feel a step between the two faces, is a call-a-pro situation.
The usual suspects, in order
In most cases, the root cause is soil. Either the soil under the footing is settling unevenly, or the soil against the wall is pushing on it. Everything else is a distant tier.
Differential settlement is the most common. One corner or section of the foundation sinks faster than the rest, and the brick tears diagonally where those two zones meet. You'll often see the crack widen toward the top, which points to the direction of the drop.
Expansive clay is the regional heavyweight. If you're in Texas, Oklahoma, Colorado, or a big chunk of the Midwest and South, clay soil that swells and shrinks with moisture is probably driving the movement. These cracks tend to breathe with the seasons.
Drainage problems ride shotgun with clay. Bad gutters and grading dump water right where you least want it, saturating soil against the wall and building lateral pressure. That's the crack that comes with a bow.
A failed lintel is the odd one out. It's localized to a window or door, and it's structural but contained. Rust stains dripping from the steel angle over an opening are the giveaway.
Mortar shrinkage rounds out the list. New masonry cures and shrinks over its first year or two, and hairline stair-steps can appear then stop. These stay thin and flush and rarely matter.
