What ponding water on your flat roof actually means
Ponding is water that's still sitting on your flat roof 48 hours after the rain stopped. If it dries within a day or two, that's just drainage doing its job.
Flat roofs aren't truly flat. A properly built one has a slight slope, around 1/4 inch of fall per foot, so water runs to drains or scuppers.
When water pools and stays, one of three things happened: the drain is blocked, the deck sagged, or the slope was never enough to begin with.
Summer is the worst time for this. A dark EPDM or TPO membrane baking under a puddle can reach 160°F, and that heat tears down the material and softens seam adhesive.
So a puddle that would be a slow problem in fall becomes a fast one in July. That's why we flag this as urgent even though the roof isn't actively leaking yet.
Why it's happening
Start with the cheapest, most common cause: a clogged drain. Leaves, gravel, and grit pile up over the strainer and stop water cold. One blocked drain on a roof that drains to a center point can hold hundreds of gallons.
If the drains are clear and water still won't leave, look at the deck. Joists and decking sag over the years, creating a low bowl. The pooled water's weight then makes the sag deeper, which makes the pond deeper. It feeds itself.
The third big one is slope that was never right. Plenty of older flat roofs and budget reroofs got laid dead level with no tapered insulation. Water sits because it has nowhere to run.
Smaller culprits show up too. Crushed insulation from foot traffic creates local low spots, often right along the path to a rooftop HVAC unit. Aging EPDM can shrink and form ridges that dam water behind them.
A dark ring stain that's noticeably deeper in color than the surrounding roof tells you that spot has ponded for months. The deck under it may already be damp or rotting.
